The Hartwell House Inn serves as an intimate, romantic setting for adults who wish to relax. This is an adult only Bed & Breakfast for those 21 years of age and older. To be fair to all paying guests, rates posted on this website are the lowest rates available.
Maximum occupancy per room is 2.
Rates are for single or double occupancy and include full gourmet breakfast, afternoon tea and sweets.
Check-in Time: 3:00p.m. – 7:00p.m.
It is important to let us know what time you will be arriving (note on your reservation, email or call us anytime) to better prepare for Afternoon Tea Service (3 to 4pm) and/or arrange for Front Desk assistance if you’re arriving after 7:00p.m.
IMPORTANT: Late Arrival:
If you find it necessary to request a Late Arrival (after 7p.m.), our staff can accommodate you. However, due to the limited availability and cost associated with staffing for a facility of our size, an additional charge of $50.00 will be required.
We are fully licensed for the sale of alcohol, therefore Maine state law requires that any liquor consumed in the common areas must be purchased from us. You are welcome to bring your own liquor for consumption in your guest room.
We offer FREE on-site parking. One vehicle per room is allowed on property.
Promptly by 11:00 a.m.
A later than normal check-out is sometimes available. There is a fee of $35 for any late check-out, but it is not available during holidays or when another guest is checking into your room. A late check-out can only be confirmed after 6:00p.m. the night before your departure.
Minimum Stay Requirements:
Holidays and Summer Season: 2-night minimum stay required. (Valentine’s Day, Labor Day, Columbus Day, New Year’s Eve and other dates as deemed necessary by management).
The inn is a non-smoking environment and strictly enforced. VIOLATION OF THE NO SMOKING POLICY WILL RESULT IN A $250.00 SERVICE CHARGE.
9% Maine tax will be added to all rates.
All major credit cards accepted.

Deposits and Cancellations:
A deposit equal to one-half the entire amount is required to confirm a reservation. The balance is due upon arrival.
For bookings made on hartwellhouseinn.com:
In the event of cancellation with less than two weeks’ notice, deposit is non-refundable.
For bookings made through any OTA (for example, booking.com or expedia.com, etc):
You will be charged 30% of the total price if you cancel at any time after reservation, and a further 40% of the total price if you cancel in the 14 days before arrival.
For all official site bookings and OTA site bookings:
Guests are responsible for payment in full of reserved dates, despite late arrivals or early departures. If a reservation is made within the two week cancellation policy and a cancellation is requested, the deposit is non-refundable. Reservation deposits for special dinner, promotional, or holiday packages (and/or stay-durations exceeding 2 weeks) are non-refundable.
We will make every attempt to honor room requests via reservations – in the unlikely event a specific room becomes unavailable due to situations beyond our control, we reserve the right to re-assign the reservation to one of our other rooms.
Please take note that we cannot accept responsibility for personal belongings that are left in either a guest’s room or car, as well as, any damage that may occur to a guest’s vehicle. All personal guest belongings will be returned to the guest by UPS, signature required and shipping charged to the guests personal credit card.
Damage to Inn property – We reserve the right to charge guests the cost of rectifying damage, caused by the deliberate, negligent or reckless act of the guest to the hotel’s property or structure. Should this damage come to light after the guest has departed, we reserve the right to make a charge to the guest’s credit / debit card, or send an invoice for the amount to the registered address. We will however make every effort to rectify any damage internally prior to contracting specialists to make the repairs, and therefore will make every effort to keep any costs that the guest would incur to a minimum.
